The following are copies of letters notifying Bexley Council of tenants at the address in question. Less than a third of all tenants at this address over the years have needed to apply for housing benefit. Bexley Council had hard copies of all of the correspondence listed below. All applications were successful and all income as a result of renting rooms at the said address were declared in the property section of the landlord's official tax return. Bexley Council ignored previous correspondence, lied about the facts and ignored the evidence it had in its own department. They also ignored everything subsequently said them.

In order for this tenant to retain his tenancy I wish all payments of housing benefit to be paid directly to myself, as landlord. If payments are not made directly to myself, as landlord, and because this tenant has not paid his rent, I will be seeking to evict. Therefore, I would ask that you please arrange to pay all housing benefit currently owed and all future payments, until further notice, directly to me to secure his tenancy.

I would also like to add that this tenant has gone behind my back, amending the information on the original housing benefit claim form that we filled in together, which originally gave me permission to discuss the claim and also requested that housing benefit be paid directly to me, conditions which he agreed to with me at the time. I also wrote an accompanying letter to that effect, which he presumably failed to hand in, a copy of which I enclose along with a bank statement. It was on this basis alone that I allowed him to stay here without paying rent, otherwise I would not have done so. I therefore do not now consider he is trustworthy and suspect that he may have operated in this fashion before. I regard this as a very serious issue and would ask that you give it your prompt attention. Please do not hesitate to contact me if you need further information or clarification.

Supplementary Information

I have since found out that this tenant has ongoing issues with Wonga.com and his last pay cheque, when paid into his bank account was largely swallowed up by them because of the amount he currently owes. Wonga.com charge an obscenely excessive interest rate of 4214% APR, as currently advertised. This means that once a person defaults on an arrangement, as in the case of this tenant, they incur significant fees and interest charges, and so cannot easily get out of debt with them. On this basis, Wonga.com have the right and ability to just help themselves to anything that goes into his bank account. Therefore, I must point out that if this tenant gets paid housing benefit directly, I feel it highly unlikely that he will pay the rent he owes with it, as his finances are somewhat in a mess. I therefore would ask that you do not pay any housing benefit directly to this tenant as I feel it is highly unlikely that he will allocate the money to paying his outstanding rent.

Since his claim was suspended, no rent has been paid whatsoever and his recent arrears alone now amount to one month, and this does not include money previously owed.

In order that his debt does not climb any higher, and I do not sustain any further significant losses, I would like to know with some urgency if his claim will be reinstated, and his arrears paid, and if I can therefore avoid evicting him. I am writing to ask if this tenant’s claim can be processed with the utmost urgency, as since his claim was suspended again, he has paid no rent whatsoever, and his recent arrears alone are now considerable, to say nothing of money he previously owed. This tenant has been a complete liability and probably should still be at home sucking on his mother’s breast, however, he is not, he is here, and even though I have done what I can to try and accommodate him, I cannot accept complete financial responsibility for him. I am now aware that he did not provide information requested within the allotted month and I have since asked that if you need information of any sort, that I be informed also, so that I can make sure he addresses any issues and we can avoid this sort of problem occurring.

Despite what they say, it is very evident that I have been operating as a commercial landlord for many years. A fact that they were well aware of. This has been an ongoing part of my business plan to help fund my charitable work.
